The land is located inside SDPM (Prostornog plana uređenja općine Motovun) i SDPIC (Prostornog plana uređenja Istarske Županije), sukladno Zakonu o prostornom uređenju (SPA).
Accordingly to the prostornom planu korištenja i namjene prostora which relates to spaces for
development and arrangements, the construction land in question, is located in UNBUILDED
CONSTRUCTION AREA OF THE SETTLEMENT.
In the spatial plan Infrastructure systems and networks in Traffic plan, the road leading to Stancija Flego and to the construction area is classified under UNCLASSIFIED ROADS.

Also, on the same pages, you can read the textual provisions of the spatial plan that refer to: undeveloped construction area of the settlement, which arrange "purposive organization, use and purpose of space and conditions for arranging, improving and protecting the space of the municipality as well as conditions for arranging the space of the Municipality, purposeful use, purpose, design, renovation and rehabilitation of construction and other land, environmental protection and protection of protected and other valuable cultural goods and particularly valuable parts of nature on the territory of the Municipality".
